Joint Borrower Sole Proprieter (JBSP) Mortgages

If you’re a parent looking to help your child get on the property ladder a JBSP mortgage could be your best option.

Many people need financial help from a family member or friend to buy their first home. One way of doing this is by using a JBSP mortgage. These products allow the supporting family member or friend, typically a parent, to enter into the mortgage with their child. This can help the child purchase a property that they would otherwise not be able to.

The difference between a JBSP mortgage and a normal joint mortgage is that the parent won’t be named on the title deeds of the property. So the parent won’t legally own any share of the property, and therefore won’t have to pay any stamp duty tax. With a normal joint mortgage, assuming the parent already owns their own home, the purchase would be treated as a second home and they would therefore owe stamp duty tax. With a JBSP mortgage, the parent won’t have to pay this tax, potentially saving thousands of pounds.

The parent will also not be entitled to any profits resulting from an increase in the property’s value. This can be an advantage for parents who would like their children to benefit from the full value of the property. It also means the parent is not liable for capital gains tax when the property is sold.

How do you get a JBSP Mortgage?

There are things we will need to discuss with you before applying for a JBSP mortgage. We recommend booking your free chat and for both parties to come to the meeting (parents and child or example).

Multiple Person Mortgages (3-4 Applicants)

If you want to purchase your first home with 2 or 3 other people then a Multiple Person Mortgage could be your best option.

It’s common for 2 people to get a joint mortgage together, often used by married couples or partners. But many lenders also allow 3 or 4 people to take out a mortgage together, often used by families or groups of friends who are looking to pool their money to buy their first property. If getting a mortgage on your own is not possible yet, then a Multiple Person Mortgage may be a good option.

As a group, your deposit and income are likely to be much more attractive to lenders, and therefore you should be able to borrow more money and get a better rate than you would by yourself.

Different lenders have different criteria when it comes to who can take out a Multiple Person Mortgage and whether or not all applicants must live in the property. We can help you decide which lender is right for your situation.

There are two ways you can own the property as multiple owners, you can either be ‘joint tenants’ or ‘tenants in common’. We will explain what each one means during your free chat so you can make the right decision.

If we find you a great deal and you decide to use our service, our typical fee is £595. This can be slightly higher if your case is particularly complicated, but it can also be lower. We’ll confirm your exact fee before you have to commit so you can make an informed decision. 

We’re so confident we’ll find you the right mortgage that you’ll receive a full refund if you’re not successful. In other words – No Mortgage Offer, No Fee.

Our typical fee of £595 is split into two payments to make it easier for you:

£100 is due when we apply for your mortgage.

£495 is due once you have received your offer.
